Today let’s take a look at the markets with the lowest. As noted in yesterday’s data post, Class C cap rates currently recorded in our database range from 5.6 to 10.7; the average is 8.3.
Here are the lowest / worst Class C multifamily cap rates in the database as of today –

2. Flagstaff, AZ (6)
3. Boulder, CO (6)
4. Charlotte, NC (6.4)
5. Chicago, IL (6.5)
