The real estate market is creating its own rules now, it seems.  While many markets are tightening and slowing, some are growing and flourishing.  The overall difficulty in the single family market has prompted many homeowners to move into multifamily housing, creating a cheery outlook for multifamily owners.

The higher demand for multifamily housing has brought up an interesting thought – what is it that tenants are really looking for?  What makes a potential client pick one apartment or condo over another?   Is it price, location, or amenities – those nice little features such as a pool, gym, movie theatre, or tanning salon?  Let’s take a look in to what renters really are seeking when they search for a new home and hearth.

One of the emerging trends in class A apartments is creating a feeling of a “boutique hotel.”  Tenants can come home after a hard day’s work to a bright, stylish lobby area, manned by an equally bright and cheery concierge.  Out on the lawn some friends might be playing volleyball in the clean sand of the outdoor recreation areas, while across the grassy way a family grills dinner over a park-like grill pit.  Beautiful landscaping surrounds the gracious pool; and upstairs the fitness room and tanning salons are ready to help clients look and feel their best.  Sound a bit like a resort hotel or a get-away spa?  That’s the goal.  Class A communities are seeking to create more of a vacation atmosphere, something to attract those who need to relax and enjoy life.  So, maybe the next time you visit a friend in one of these resort-like communities, you will get a little mini-vacation of your own.
