As tenant interest in multifamily dwellings rises, many building owners and property managers have the same question on
their mind: what really draws tenants to a property? What makes them choose one property over another? Last time we talked about the “boutique hotel” factor; now let’s talk about another important facet of the renter’s decision – the nature factor.
Especially in larger cities or areas where nature is scarce, renters seek out complexes that offer a feel of nature. Whether it be in a large green space with a playground for the kids, a roomy patio with plenty of space for flowers and herbs, or exceptional landscaping, tenants appear to be very aware of the nature factor in their housing decision.
Improvements to bring nature into your complex can be either simple or in complicated, depending how far you wish to bring your buildings into nature. Simple improvements can be as easy as hiring a landscaper to come in and keep the lawns mowed, the flowers pruned, and the bushes trimmed. If you desire more drastic measures, adding in a green space, even some ponds, has been shown to greatly generate client interest. Renters love having a place to get outside in the cool grass and read a book or play a game of catch. Even if they never actually make it out onto the grass, a green space provides a pleasant, calming focal point for your complex.
So don’t underestimate the impact of bringing a bit of nature into your complex; you may be surprised at the rental interest in generates.
