Today’s Daily Data Discussion post is the obvious follow-up to yesterday’s where we looked at the markets around the nation with the lowest class B multifamily cap rates.
Interestingly we’ve had several emails come in asking how to obtain a comprehensive list of the market cap rates for Class A, B, and C multifamily from our team. There are two options to obtain a more comprehensive list of cap rate market rankings from our system. Every February, June, and October we publish the Real Estate Market Reference, a very detailed market ranking compendium that provides lists of the top (or bottom as it may be) 25 ranking markets in 151 different data categories; the cap rate rankings (best and worse) for each class are included.
We’ve had several investor groups ask us to provide a longer cap rate ranking list including all of the ranked markets we study; this report is available for each multifamily class. Please email to request.
That said, here are the markets in our database as of today with the highest class B multifamily cap rates in the nation –
1. Waco, TX 9.0%
2. Harlingen, TX 9.0%
3. Lubbock, TX 8.5%
4. Longview, TX 8.5%
5. Victoria, TX 8.5%Database Average: 6.0%
Database Median: 6.0%
Tomorrow we’ll take at look at the markets around the nation with the biggest drops in single family permitting this year.
